Prepper Bug in Land for sale 1.6 acre, 3.2acre startst $11500

I have a160 acres paradise of wildernes and wildlife in Northern BC with stunning mountain view and a year round stream, near Hazelton.
I am building a loghome there and enjoying the outdoors a couple a months a year while I m there. A close friend lives on it as a caretaker.
Since the amount of land is way too much for myself I ve been thinking about the options for a couple of years. And talked with lawyers, realtors and notaries.
I can sell portions of the land for a minimum of 1% (1.6 Acre) or plural, so 2% is 3.2 Acre , 3 % is 4.8 Acre, to a person and so on. All goes through Notary /lawyer and Cadastre/Land title officials.
The person who buys it owns that portion for 100% All will be backed by a co owner agreement. Which tells the coordinates of his or her land, but also that you cant start a salvage yard on it. It can be used for year round pleasure, but I m not looking for permanent residents. Except offcourse when there is a collapse of the system!
There is still lots to think about so suggestions are welcome.
There is road access year round, but also work for the private secluded area s. But that is not an issue. It will be off grid land. Water available at stream but with labour and welding drilling for well is also available.
Would be nice for a couple of preppers who own there own Bug in close together.
Owner financing is available.

1.6 Acre $11.500
3.2 Acre $17.500
4.8 Acre $22.500
I m not looking to sell a lot of spots. And wont sell overnight to everybody. Like to sell to enthousiast positive people who wants create their own prepper Paradise rather then King GI Joe who buys 80 acres out of his back pocket.

im interested, I dont live that far from Hazelton 3.5 hour drive and have been looking for a place for myself but I like the idea of having like minded people around me and people who are prepared and dont knock on my door asking for help (not prepared)
