North central is a generalism I probably should not use,I do realize it is more central, but seems like most people seem to think that anywhere north of Kamloops is approaching the Arctic tundra. I do comprehend North geographically, people always say Edmonton and Prince George are North as a generalism.
Many people are actually thinking they can find all the lifestyle freedoms and joys of a sustainable community they can actually afford somewhere just NE of Maple Ridge or anywhere on Vancouver Island. ... As Spock would say "thats not Logical" and most likely not probable and most certainly not affordable.
I would rather live in a small rural community of a couple hundred than an apartment building of a couple hundred, my research and selection of the location, is the stuff of about 3 years of serious looking and eliminating towns based on a plus or minus of potential for life, social and economic probability and protection of investment and income potential. It's not out in the boonies somewhere that you might be snowed in during a health emergency, you can have a wood burning fireplace, a clothes line in your backyard, if your neighbor doesn't mow their lawn this week who cares they are far enough away you can ignore it. When you go away on vacation the unwanted flyers and newspapers aren't piling up on you doorstep, telling criminals "Hi I'm not home, feel free to look"
You mentioned Mining and Forestry as concerns this is also one of the reasons that I choose to live with in reachable commute distance of a city even if things slow down cities may tighten their belt, but still must function. If you have a thriving sustainable community then you should also weather these economic storms much better than those trying to stand on their own.
Also economic downturn can allow people looking to create that community, rather good potential to buy good quality land and homes for good prices.
There was a group in 100 Mile House, the Emerits (sp?) that focus was on agriculture and building a sustainable community. They are still around but have broken up into 2 groups.....leader problems I believe. But when they first started it was working really well. They still have a big farm here with membership open to everyone....you can purchase a share in the community. With that share you can purchase or work for the produce that is grown there. You can live there a short time but not permantly.
There is another that have 200+ acreas that people buy 1/20 shares and they are given a certain amount of land that they can do what they want on it. There is a caregiver that makes sure all repairs are done and when they're away looks after their place. They have one general meeting a year that they discuss everything. This one seems to work.
Hixon and that area is a very nice. You need to check for companies looking for natural gas...the fracking (sp?) that they do will pollute your drinking water. I know from moving up here that I made more money on the coast and had less free money. Up here I make less money and have more free money. Plus the quality of my life is much better. The simple life is the way to go.
You can search for the good grand rapids home builders for the construction of the house or there are many grand rapids home builders that you can find out in the internet also.

I would be very interested to find out more if you have a group forming. My long term goal is to move to BC and I am looking for a community just like the one you are describing.
i would be willing to do this knowing that it is a long road to travel but the rewards are worth it. talk to me alberta born.
I'm interested in a sustainable community as well. Might I make a suggestion build the community in a warmer climate/growing zone. I'm looking for BOL in BC just for that reason - warmer climate.

I had a chance to buy 160 acres with a lake and all utilities at the lot line and it would only cost $100,000. for the land, I figured that 10 families with a $10,000. dollar investment for a 16 acre parcel would be affordable but I couldn't get more than 2 families on board and the opportunity passed.
I am still open to exploring this type of opportunity if people are serious.
