Hi everyone.. I haven't posted on here for some time but I wanted to look here to find a group of people to join a Land Project for Alberta.
A land project, to quickly sumarize, is where a group of 10-20 familys form a corporation together and each pool an equal share, in an escrow account, to purchase a plot of land. The main idea behind this is to create an eco-village/bug out location, but for a much lower price of doing it yourself. No this isn't spam, I promise. I'm actually looking for members to join my group. Sadly they denied me to sponsor my own project because I don't have enough people behind me, and because they want me to bring 30-50 people first.. I'm probably not going to go with them rather just use their ideas. I've done some land hunting lately and I have found a few great locations along the AB/BC border and a few south and north of Calgary but I haven't done more then ask for more information/pictures/tax information. As well I have a few friends in the Beavers family who owns quite a bit of land in Southern Alberta still who are willing to sell.
Right now I have a guarenteed 4 familys, I'm looking for at least 6 more familys who are interested. If you'd like to know more about the idea and perhaps get involved, leave a reply or fire me a PM.
Hey! Thanks for your reply, I originally wasn't sure if I should go into detail on the ideas behind the project but I'd be glad too to get more people interested in the idea.
The title of the land belongs to the corporation (less taxes), each member of the corporation and is unable to re-sell the subdivided section of their land unless the buyer enters the corporation contracts. Right now the only screening I'd even look at is perhaps money and maybe a few afternoon coffees to ensure you're not a crazy person and this is suitable/what you want for not only you but the group as a whole, I'm mainly looking for people who can say they have the money and not in three years so to speak; the idea behind this is to move forward as fast as possible with the least amount of money required which is why I have turned here for more people.
After the land is purchased it will require a few extra payments such as; road allowance, power/water/septic requirements (if required - majority of land for sale has this so I'm not too concerned and if you want to rely on outside energy, personally I'm leaning towards self sustainability) and yearly taxes - but spread out between a group, the taxes aren't that much. As for the yearly taxes; the corporations escrow account will have each member put their share per acre into that account for payment, and same with the road allowance fees (one time payment) for the subdivision, etc. From my recent searching it will roughly cost about 50-300$ a person/family, depending on the size of land, for taxes every year.
As for permision, well.. it's your land in the end of it. You'll be given a subdivison section of the land of how ever many acres you've purchased and you're welcome to do whatever you please with it. If it be hunting purposes, setting up an underground bunker (I'd be happy to ensure a proper section of land to suite the needs) or even putting up a cottage/bug out location. The idea behind this all is to get what works for you and what you're looking to get out of buying a piece of land. As well the sections of land will have to be goverened by a meeting and provide an agreeable outcome, everyone is an equal share holder regardless if you purchase one acre or ten.
The security question puzzled me at first but I do see why you've asked that and I'd have to say yes. Your subdivsion is your own and if you'd like to hire a secuirty team or even hide a vault it's all up to you but that is on your expense as it does not effect the group as a whole. I personally wouldn't suggest hiding money under a rock.

Melbourne there is definate interest in this type of idea. In the past there has been two different trains of thoughts on what this would look like; a) full out subdivision or b) non-permenate location (small cabins/recreational). Of course in Alberta you will have to deal with the County you purchase in and their rules and regulations. In regards to this project just wondering what the thoughts of your current group of families is?

Oh I see what you are saying, yeah legally that wouldn't work in a corporation - another reason why founding a corporation and using its title to purchase land.
Idealy we're looking for a quarter section of land.. Depending on price/location of course. If it came out that we could only get 60-100 acres but the spot was ideal for us all then yeah, we'd take it.
I believe you're talking about zoning regulations and it is free to change a zone, it may require various fees depending on the zone change but - in Alberta a "recreational zone" can be subdivided and requires no fee. (Edit) only road allowance fees.
The county I am next to has put a moratorium on sub-dividing land. I think it is to keep development of subdivisions on hold for a while. There is a lot to look into and the "rules" can change at any time.

That would be nice, haha. Today I was doing some research and had found the startings of an Eco-Village (not exactly a prepper community but pretty close to in terms of wanting to survive off grid) in Southern Alberta called; LSLA - Lethbridge Systainable Living Association. It's a pretty neat project, they are pretty much just getting off the ground but this may be very interesting to some. I did some searching and found hundreds of these organizations all across Canada.
I believe in the worst situation that these known areas will be targets.
