So I have been cruising around in the evenings on my bike and this last month I have been getting crazy Déjà vu feelings, I would swear its 1986. 86 was a few years after the crash (5), home prices had fallen to rational levels, all the easterners had long since fled back home, selling their toys to finance the move and Unemployment had dropped.
The inventory of homes for sale, especially in rural areas is great, just like 86.
If your from outside Alberta and thinking of moving, this province is where you should head, especially if you want to live in a rural area but still close to a major city (45min to hour drive).This winter for sure, maybe next year as well is a great buying opertunity.

Look at these numbers since the crash in 2015 Alberta's population has risen by nearly 1/2 a million people.

Oil despite the great revenue it generates when the price is high is really less than 20% of Alberta's GDP right now, we are way more diversified than in the 1980's.

Again 2019 isnt listed but average price kept falling and is at the peak of 2011 levels, though way better deals can be found rural. What I am saying is this a great buying oppertunity. 8 or so years of housing price gains have been whipped out, THIS IS A BUYING OPERTUNITY!

Without much effort (mls) I found 5 or so rural acres ( if you want to build from scratch), under 1 hour from Edmonton for the asking price of 35,000 dollars. Likely would take 30, maybe 25. Just a example of what can be found. Alberta, its the place you want too be! I have ridden out these ups and downs so many times, little crashes and big ones. Its like surfing some people can do it, some will fall off the board.
