I don't see anything in there about livestock, gardening, sewing, emergency first aid,
canning, medicinal herbs, etc etc etc. to name just few topics,

yeah that's the right book, it is 90% attack and defense, some stocking advice and some survival tips like firebuilding, scavenging, etc. Like I said though, it would need a lot more...hell if I knew enough people to help me with the research I'd write it myself and publish it for free; I'm an instructional writer and I'm very fast, the speed is what leads me to needing an editor :p

It wouldn't be easy. Worst thing is to get stuck with a freeloader. If there is a problematic family can they be made to leave?

Agreed on everything - the advantage of using condo zoning is that the Condo Act allows for very specific and even fucking weird rules and regulations, this is where a morals clause and collaboration effort can be written into the ability to live there.
(edit) forgot to mention, I would never want someone in the community that actually asked that question - making the assumption that there will be people who wouldn't pull their weight or that they are somehow more entitled to survival than someone else means that's the kind of person that will sour the community and turn on others when the pressure is on

I'm not too keen on vacant land where everyones unit has to be built from scratch. Many people might not
live nearby and it would be a huge investment to build a second home, when you also need to be
buying equipment, supplies, and restocking .
If it was a real SHTF situation I don't think people would care what the units looked like. Wouldn't people
be favoring function and survival ?
You can get an old 35 foot camper trailer cheap enough. Something to work with. May not be the best insulated dwelling but it beats a tent.

True. But if you know yourself to be a hard working guy and everybody around you is a lazy arse then would you want in on a whole community of them? I work 60 hour weeks, have done so for 15 straight years. I had 3 sick days over the last 3 years, all from being injured at work. I have enough skills I could probably do it all by myself but there is a bonus in having like minded individuals around especially if they're on your side looking after your common good. If you find 8 families that are like yourself and the 9th is full of excuses and nonproductivity- would you want them around?
Again, I agree, but its the mentality you need to consider from your point, not theirs. If you walk into a situation like that expecting everyone to be on par with you, then you start feeling entitled and whether you mean it or not, in moments of stress, you will lash out for any perceived slight.
Here's a great example:
You form the community, it works well enough, 10 families let's say. Large enough plot of land, but not too big.
Guy from one of the families comes to the community during the SHTF scenario and by then, he's lost his legs and now he's a liability.
The guy is a chemist, pretty good one, but he's a drain on the community...
Do you freak out about him?
This is what I mean when the mindset of productive vs. unproductive, or useful vs. useless can actually do more harm than good. If everyone comes together with the right ideal, then we all teach each other everything we know, there is no useless people. No one is a freeloader because they are just as useful as everyone else. How's that line go: "Everybody works, no one quits. Fuck up and I'll kill yo myself". Funny, but its the wrong attitude. It should be, "Everybody works, or no one eats"...much better motivator.

I can't help but wonder if modular cabins wouldn't be the way to go. They're cheap, easy to renovate and don't need as much insulation for Canadian winter as you might expect.

Big picture is what everyone would need to keep in mind. Some of you may remember the book - Don't Sweat the Small Stuff. But its usually small nit picky stuff and ego (no one's gonna tell me what I can and cannot do!!) that's going to cause the issues. Everyone would have to be open and straight with everyone else. It is doable but very hard.

This is the exact problem I tried to tip toe around, but thanks for re-framing it so I knew what I needed to say about it. A community, a true community, must be a singular entity, not one built of individuals and ideals; rather a single body of voices that are willing to speak as one. Sounds a little like Hippy crap, but I assure you, the psychology is real...I'll see if I can't write it all out in detail for you and post it tomorrow.

If it's before a SHTF situation, then you work through it by law and whatever his/her will says - after a SHTF situation, whomever needs what is left behind gets it, otherwise, it would divided amongst the community.

What you speak is true. Ifs chemist lost a leg and he was useful before he would be useful after. See my other post; I had a heart attack last week and I'm going back to work tomorrow. I don't know how to quit. If somebody gets injured its out of our control we can work around it. What I don't want is a family coming in, promising to be helpful and whatnot the sitting around being a drain on everybody and resources. While not a lot of families to choose from I understand chances will have to be taken.

Ok back onto the idea if someone dies that bought a unit
lets say it is before any shtf. who gets the unit ? Lets say it is sold , to whom, I mean
who picks out who can buy it ?
how is that sale arranged ? Do the other owners have to buy out that unit to prevent
some unknown coming in and pay the estate of the deceased owner ?
Another problem , lets say someone bought a unit, then shtf and then the person
gets to their unit but brings along another person to share their unit with, a person
that the community has not checked out and approved.
Not trying to be negative, just trying to get everyones brain thinking
