Noticing a surge of interest recently....
Just reporting that we are getting closer to the pledged/required funds, and only need several more serious shareholders with the minimum 10k to swing it before winter. Once we own it, we think many more will come, and we can finally get our teeth into a solid alternative development.
I'm making progress on the house renovations, hopefully done before devalued market.

We're planning an "impromptu" meeting this coming week, with a knowledgeable international presenter on sustainable systems ..who is also interested in our project. She's just returning from African and European projects and hopes to visit us on the way to next venues.

Sharing an outline we've been working on for 3yrs., with contractual documents waiting onside,...this project will either materialize to critical mass by Spring, or another venue will be considered.
It's all about y'all. This has a shelf-life because of the way things have been developing in our social sphere...as many have been repeating in their creative wake-up calls. Trust as you would be trusted... verify as you would be able to be verified.

We are in the process of defining what our EcoVillage is becoming, with the intention of creating community partners and securing investors, in a final effort to illuminate the capital need, to purchase the property and create our intentional community. Our bottom line is ecological sustainability at least, in a fairsized village context, with the benefits of private and commons spheres and infrastructure. This , by-laws, and variations on consensus protocol self-governance require written agreement, and real-time flexibility when shown to be necessary.

With this in mind we are asking that all newer and older interested parties give us some introductory feedback to a revised structure that will assist us in formulating our ideas further, capturing them onto paper, then bringing them into fruition.

The 'proposed' Membership 'buy-in' shares will be structured on a SINGLE INDIVIDUAL MEMBERSHIP basis (one member 'buy-in' ( 1 x $?m) = one half acre)

- For the purpose of calculating 'family units' (two adults with two children under 18), you will need to DOUBLE the math: (two members 'buy-in' at (2 x $?m) = one full acre)

Going forward knowing that your individual EcoVillage 'Membership Investment' includes;

- Fractional co-ownership of ------- EcoVillage (a geographical area of approximately several hundred acres of currently undeveloped land in an 'unorganized' area/township)

- You will own marketable 'Company Shares' that you can buy/sell anytime, subject to ------- Inc. ( yet to be developed/finalized by 'the community') by-laws.

- Title to/Lifetime lease/Use of - an area for Residential/ Recreational/ or Small Business Enterprise use, on your 'individual' or 'combined' acreage (subject to by-laws)

- Limited use (moderation) of all the properties' natural resources, common buildings* and infrastructure* (*as these develop) and (subject to by-laws)

- Includes the material and development cost of constructing a basic community centre (common kitchen, washrooms, lounge/office, first aid station)

- Includes the material and development cost of constructing a gravel road access to the property (approx. 1/2km road with parking for at least 20 cars, and a few secured shipping containers)

-Includes the cost of bringing a hydro line to the community centre (note: alternatively sourced temporary 'limited power' may be the only option in the first year)

- Includes the transparent land purchase and all associated closing costs, land transfer taxes, trust account fees, real estate and legal fees, etc. (but does not include the cost to build/bring your home/dwelling to the property, nor does it include ongoing administrative costs such as municipal taxes, or monthly fees - that will later be set/determined by 'the community'.

Bearing in mind all the extra benefits of the context of supportive larger village and its "commons features" dedicated to sustaining the land/each other:

It was good to meet a few at the provincial meet who were interested in establishing a community northwards.
Since it would be a fixed and pre-developed place and not only random,individual wild sites in "the event", it's prudent to keep info to a minimum .
An appropriate piece of land is still available very reasonably....and no doubt others which may come up.
My main interest is not only prepping for its own sake, but likeminded features and lifestyle which reflects meaningful values to all participants, before, during, and after....with a view to provide a base, and bases ,for the next seven generations, at least.
The strength of a stand-together group should not be underestimated. However , to get to that point of deep agreement in principle takes time, trust, good will, proven dependability.
Does'nt it make sense to invest in that possible structure with whatever time is available, rather than leave it to the last minute when circumstantial factors tend to rule emotional decisions , and arbitrary postures tend to rule ?
Amongst other features, the location and its access may be shared with others to the extent of their investment in it and their support of its development. I'm thinking of those further away also, who have less choice in the matter. At the same time other such entities could likewise be developed with other local initiatives. There may even be several with distinctive differences in values, but supportive of all who are interested in a surthriving network.
I'm aware of the many hypothetical scenarios which may discourage such an aspirational community, but i would ask anyone : what else has the greatest potential to guide those who would "get it", but when it's almost too late? It's always the pioneers who have the gruntwork to do, out of a vision of the possible....for the blessing of many to follow.
It's wonderful what has been done by many responsible individuals gone before to prepare, and we continue to learn much from/within our association. Why not consider a quantum leap, on-the-ground?

It's been a while, folks. Been fairly busy with more genuine interest, and it looks very good for a Spring/summer move . There is a whole new wave of conscious folk looking for a workable alternative, and it looks like our basic population plots may be filled more quickly than the rate we've had till now. Word of mouth and more personal and group presentations..Q&A, have made the difference to those who actually get it. And , straight talk, face to face.

Anyway, i just want to say there are spots open still for those who want in on the ground floor as they say ...with considerable organizational/logistical work already done. There have been minor changes, lots of details,...too.We're closer than ever...possibly even weeks, or months .
After we actually co-purchase, the buy-in will naturally increase proportionate to the additional infrastructure costs , plus a couple points, so we can keep moving on common projects at any point of accommodating new membership.

To re-clarify, we are looking only for folks who value the cohesive elements which make a diverse community viable , and fun,..before total survival skills and material readiness, although these are certainly welcome as a bonus!
We still require a minimal total overwinter readiness to start,in own food ,firewood ready, dwelling and mobility .....and increasing to full-year in the following spring/summer,....gambling that we won't be caught short as we prioritize our efforts in building cohesion and construction. Militant attitudinal postures have no home there, except perhaps in reverse when our home's wellbeing is threatened.
There will be a trial period of 3/6/9/12 months for members and guests after the property co-purchase.

This may well be the final appeal to any out there looking for this kind of situation.

2-3 weeks to go for the first phase/screening, at current buy-in , 5k.
2nd phase at higher rate may not be necessary.

Just spent the better part of two hours reading through most of the posts on here. Skimming some of them, reading many in details, skipping the odd couple here and there. Very interesting stuff.

Sure, pm if you're coming down this way. There seems to be a significant similar thing happening up near your area which a friend of mine is involved with there.It's always good to have potential contingencies, if folks don't follow through, or unforeseen circumstances come up. Countdown for co-purchase of property: 5 weeks.
Lots of plots left for the right folks. We need each other to really thrive.
I don't have enough resources on my own till house sells.
There are quite a few others committed so far, but not quite enough to buy.
Doubt if there will be another opportunity of this kind affordably, in this general area.
