I like your cistern idea for water collection. But, make it simpler, find a property with natural water and dig a well. Thousands of rural people still live off their wells.
Preferably, one that is shallow enough to hand pump.

Earth ship models are the only thing I even think about when it comes to a dream house anymore. The idea of having a sustained indoor temperature well protecting yourself from almost all elements just resonates with me too much. Not to mention the multi-use water treatment system!

This kind of fireplace is very organize. It is very safe to have in your homes. You can use it to warm up your place during cold season.

I have been taking notes as well for my retirement home (years away yet).
However one thing I am doing is to plan to make everything elder friendly.
- Larger doors, easy to open doors, walk in bathtub... stuff like that.
Also
- Masonry stove with pipes for hot water going through it
- perhaps attached greenhouse area to grow food in
All other points made are good, no point repeating.

Not sure if this has been mentioned yet (I looked and didn't see it)...what about a greenhouse or solarium for growing in all seasons? Something I have been thinking of building once I get my own place because then my edible gardening can be ramped up.


Those rainy days you were saving for...may not be quelled by cash.
