no problem Perfesser one of the main reasons i am doing this is because my bug out location has been compromised by a logging opperation. not on my land but a large tract beside mine and has exposed my cabin and trail in. I have sold it to a friend and now need to rebuild and see the opportunity to do it with like minded people to offset the price of a larger pice of land and the support and safty factor.

I think the idea of a group camping trip would be interesting and a good way to meet like minded people. The idea of meeting in a common place makes me feel comfortable meeting people. I have looked at land for a long time but just havent been able to come up with the funds for a good chunk yet. My current so called bug out location is probably not going to be available to me in the next couple years as I dont own it and its owner will most likely sell due to health reasons...needless to say me and my family of 5 will most likely buy in the next couple years. Either that or ill load up my atv and find a nice chunk of remote crown land to squat on lol.
Another thought I always have is the idea of land especially further north then sudbury is cheap for a lot more land, but would i be able to actually go there and develop it without taking a week off at a time? Personally I am from south ontario and I want to be able to leave on a friday and actually get to my land that night, not saturday morning. Maybe thats not far enough for some. Also the type of township that I would buy in, I have read up about Unorganized townships and the lack of building permits needed, compared to organized townships. Would it even be possible to build a main cabin and 10 little ones?

This looks like a fairly decent setup aside from the "no well, or septic." I don't know if a mortgage would be attainable, and I don't know anyone with $87,000 kicking around. Does anyone have thoughts about how to make something like this work?

Here is a possible route.
In 1960 or so my father founded a Club. This club became a corporation, members(8) of the club held shares in the corp. The Club bought a 100 acre farm with maybe half good land, a small river, the usual wetland and some bush.
One area is designated as "living area" where you can build your own cabin and there's a common building, you're respectful of others here, do what you like anywhere else.
If anyone wants to leave, they sell shares back to the club, their dwelling is their own problem. As long as a stampede doesn't leave at once the others can absorb the cost.
Even today, farms can be had for $200K or near there.It's not perfect,there's no owner, board of directors can be good or bad. Lots of times you have to work at getting along.
The more luxuries you have the more complicated it gets. We have nothing, no water, sewer or electrical service. On the upside, we have nothing to pay for or to fail.
And I'm good at living with no power at all. Nothin' new here.50 years later the second generation is passing the shares on to a third.
In 2010 myself and a few other people came to buy and co-own land in Hastings County using this corporate model. The project was started by one guy, but purchased with the funds of 8 of us. Over 2010 we had some weekend gatherings. Over the 2010/2011 winter the 8 of us who put money in discovered the founder didn't put any of his own in, misused our money, lied about a whole lot of things, lied about lying, and overall was not trustworthy. So we used corporate by-laws we (and him) had all agreed to and kicked him out.
2011 growing-season saw 4 of us 8 be heavily involved (gardening, living in tents, no buildings built though). This winter has seen the 8 (now 9) of us communicate over the internet alot again, to make progress.
The project started as an "ecovillage," and most people are motivated by the idea of off-grid houses, food self-sufficiency, sustainability-themed business - and community. Only a couple of us are capital-p Preppers, who have thought seriously about wanting structures there soon "Because it would suck to bug-out to land without shelter"; how to make the land more defend-able; trying to stockpile essentials there before shtf. That being said: everyone in the group is a what you could call a small-p prepper, because they want to become homesteaders - and worry about economic/societal collapse in a gradual and smooth way - they aren't concerned with OPSEC, defensive positions, etc. That's okay by me for now.
For me a big concern about the idea of co-owning land is: what if it falls apart, after you've sunken your savings/income into building a personal house - on land you don't personally/individually own. Part of me wants to outright buy a couple of acres from the rest of the property so that I would own the land under my house, garden, etc. [Some books out there on "intentional communities" suggest 90% of them fail. The ones that succeed have high levels of trust, communication, and shared vision/goals/priorities.]
Oh something to consider:
Some counties / townships in Ontario have rules about severing land (how small of parcels you can sever, how frequently, etc.). Some jurisdictions have lighter or stricter building codes. In most places you can build a 10'x10' cabin without needing a permit, but anything bigger and you need a building permit, and would have to pay higher taxes if it was "residential." Oh - and in some places you can't have more than two "houses" on a rural-residential or agricultural property.
So if a group co-owns land and they want to build multiple homes on it, they may have to: sever (which costs money and headaches); living in small homes (10x10 with a 7x10 loft gives you 170 sq ft - each family would want one for each bedroom, one for kitchen/dining, one for bathroom - thus - a whole lot of little cabins everywhere) and/or multiple households per house [Whole Village Ecovillage near Guelph built one giant house with many private units].

My dog and I would be available to do something like this with serious people north of timmins.Im a EMP thinking kinda guy and that means nuclear fall out and theres a bunch of reactors all over southern ontario...I also would recomend you not bother with BC as its allready a radioactive hotspot after fukishima.I have spent my life preparing for this moment/year and want to spend my time helping good people build a life/community in harmoney with people and nature.Please let me know sooner rather then later as spring is starting and I want to start planting soon....all the best to all ya'al
Ive found lots of 100 + acre plots w/rivers ponds trees and crownland on 2 or 3 sides,some have no road access as well ,all for under 25000$ which is something like 4000 down and 450 per month...which is not alot at all split 5-10 ways....I want to go now tho because Id like to figure out things before its really life or death.I think its important to build relationships with local people and learn the "Ley of the Land" by being on it...everyone seems to me to be caught in the matrix and too busy.I think you all wont make it as you watch everyone you care about loose their minds because they are out of tune with the changing energies.If you really want to help people be an example...of self reliance,of adventurousness of connecting with nature/god/creator, whatever is sacred to you.I really love you all and thats what I am doing/being,come see what your really made of....unplug and lets go
