So here is my thought, Ii have been ding some research and i have seen lots of land for sale
So my idea was to see if we can find say about 20 people to form a corporation and each person invest 1000.00 for 5% ownership and we use that money to but a parcel of land like below

Ever thought about owning a little chunk of property where you could build a little hunt
cabin, go there whenever you want and be alone and just hang out with nature?
Do you want someplace to go where it could be as difficult to get into as you want?

asking price is 18,000
so the idea is if we had like minded people interested and purchased the land as a bug out location, sort of turn it into a prepper community

My vote is yes a darn good idea, most people probably can' t afford a parcel of land they could practice skills on or to create a Bol. Very good idea.
nice size property makes it easy for everyone to have a bug out location, even having artic tents wood stoves etc

Have you gone to see this property,is it located in the north country
The reason I ask is the land up here is very patchy , we have lots of rock (pre cambrian shield ) muskeg and beaver ponds.So it is a good idea to check how much useable land there is and what your water source is running or standing
Another concern is someone to over see it, lots of hunters and weekend quad riders and stuff,if there is a marked trail who knows who has been useing it for years.Don't leave anything you are not willing to lose without regular or full time care also.
This is a wonderfull idea and I too am interested but we gotta make sure the research is done right

This is just a hypothetical question on interest and opinions, there are tons of properties avail, I just used that as a example

The description sounds like some in the http://www.dignam.com/ and recreation lands sites. I have looked at some of their lands and some are great and some are swamp and clear cuts, so a trip and current satellite photos are a must
Be aware that your post will bring you all the Trolls and scammers. All the wanna be in their head preppers, the Serious preppers who have no supplies, no food, no skills, can not set up a decent camp, can not even set up a slingshot when one is given to them. hopi....

yes i am sure there are scammers and such.
The only thing is this would be a hypothetical community, it would have to be started as a group each and everyone knowing what each has to offer. It also has to be a collective of people knowing each other ie many many community get togethers, we will weed out the scammers and trolls. Rem if SHTF happens i want to be sure who and what is around and in the community.

A "resume" type meeting would work. Im not trying to be funny, but you/we would be investing
in more than land.
And, ICRCC, I would prefer 13km from timmins than a larger place or one near a nuke facility!
We actually have such an arrangement of sorts, it was bought when my father formed a fish and game club in 1960. I will say that if members are more than 2 or 3 hrs away from home they'll quickly tire and want to bail out and get bought out. If another couple get the same idea you'll have real problems and may be forced to sell to cover. Make sure you have solid exit plans. A number WILL leave, especially in the first few years.
The way ours works is you own nothing but shares in a corporation, you can build a cabin but thats your responsibility if you choose to leave. You have to remove it or sell to an existing member. One designated area is for building and the rest stays untouched.
It can work though not without a LOT of work to get along with everyone. We're passing shares to the third generation now.
The good? If it all goes bad it costs me $500 a year in taxes to keep my share of the place.
The bad? There's always some a-hole in a group wanting his/her way.
This is a great idea. I would be interested if it progresses. We looked at land along the north shore (between sault ste. marie and sudbury) a few years back and a lot of what was said above holds true in that area also. Most of the land is dirt cheap (compared to southern ont)....but a lot is unsuitable, and surprisingly several sites were not "zoned" or had restrictions on building on them...
Is your heart set on Timmins area? The reason I ask, is that geographically, perhaps there are areas farther south or west that have better soil for growing food. Better hunting, foraging, etc. Don't get me wrong, most of accessible Northern Ontario is post glacial till, and crappy all around for growing anything, but if the investment is made getting the best bang for the buck is top on my mind to start. I like that "resume" type idea. In fact, this thread aside, it would be great to see here who has what specializations and who I could ask questions directly! You get a sense from posts who is an authority on food preparation, outdoor survival, energy production, etc. But I bet there is a lot of untapped knowledge on this site! 🙂

and if shtf you are gonna worry about zoning?...no offence, but that is the last thing that they will be worrying about I am sure of that. As well, if you are worried about unsuitable land...the idea of raised gardens work great and are easy to build and produce alot more product than a conventional garden....something to look into...

I would hope that if this idea went forward they would be improving the property over time sbasacco. That would require being worried about the zoning. Purchasing property with restrictions that prevent you from making the improvements (ie. buildings & infastructure) necessary now would mean a very unimproved property when you needed it most. Even raised beds and gardening skills in a different growing zone takes time to learn not to mention all the other things that could be done as a group to make it a retreat rather than a hunk of rock with some trees.
